Just like employers, landlords have certain legal obligations when it comes to fire safety and protection of their properties and the safety of people who reside in their premises. However it is not as simple as ensuring there is a couple of fire extinguishers to hand - fire safety largely depends on the potential risks and the different types of buildings can cause confusion. For example, a building that is used for a single tenancy will differ to one which is shared across commercial and residential lettings.
Legislation requires that landlords carry out fire risk assessments in all areas of their properties. This process will identify any fire hazards and who is at risk and decide if anything needs to be done to remove or reduce that risk. |

History
Flame Control was launched back in 2016 by David & Joe. A fire safety company, specialising in fire alarm installation and maintenance, emergency lighting and bi annual servicing, they cover London and surrounding areas. With over six years’ experience in the industry and fully compliant with British standards, their personal service offers peace of mind when it’s most needed.
Obviously you hope to never be in a position of needing to deal with the fallout of a serious fire. However, should you find yourself in a position of a fire breaking out on your premises, nothing will put your mind at ease, other than knowing that you’ve protected lives and property by following the letter of the law and having correct fire safety at the site.
Having serviced residential and industrial units for years, we are proud to say that our track record of closing cases with the Fire Brigade is excellent. We test all systems weekly and are available 24/7 for any emergency.
Our initial portfolio of thirty properties has now grown to over a hundred and we have expanded our office and staff to accommodate our growing concern. Despite our growth, we continue to give you the high level of personal service that is our trademark.
Case study 1
When a small fire broke out in a student accommodation at midnight, our first priority was to ensure prompt resolving of all arising issues, in order to enable residents to stay in their homes. Should the fire brigade deem the property unsafe, all residents would need to be evacuated, incurring great costs of having to house them in hotels overnight or longer if necessary.
The landlord had employed our services to maintain the fire system and all weekly checks had been fully documented. Along with the all night security we provided, as well as the 9am engineer rectifying the panel, all residents were able to remain in their flat. The fire brigade closed the case within 48 hours – virtually unheard of and a dream in terms of insurance purposes. This also avoided costly enforcement notice, saving the landlord an estimated £20000.
Case study 2
Liaising with big contractors means deadlines. Costly deadlines. We regularly work with such contractors and always stick to the promised time scale.
At 12pm on a Friday, the fire brigade wanted to shut down a building. Within 30 minutes we had an engineer on the premises, installing wireless smoke detectors, thus saving 20 tenants from being evacuated.
Having eyes on the ground in every location we manage, enables us to deal with any arising issues instantly. Our speed certainly gives us an edge over the competition. As you can well imagine, speed is everything when there is an emergency

We use the latest online technology, allowing you to view your fire risk assessments online and update any recommendation once it has been fulfilled.
A Fire Risk Assessment is an assessment of the Fire Risks to occupants of a building and other people in the vicinity of a building and to ensure that those people are safe from the risk of fire and its effects. In England and Wales (under the Regulatory Reform Fire Safety Order 2005) a suitable and sufficient Fire Risk Assessment is a legal requirement.
A Fire Risk Assessment is a systematic and structured assessment of fire risk designed to determine the efficiency of existing fire precautions and detail the need for additional fire precautions in the Action Plan. |
The objective of the Action Plan is to set out measures that will reduce fire risk to a tolerable level.
Under traditional legislation, responsibility for judging the adequacy of fire precautions lay with the Fire Services. Under the FSO, responsibility for the adequacy of the fire precautions and the Fire Risk Assessment lies with the Responsible Person. It’s essential that the Fire Risk Assessment isn’t treated just as a formality and filed away until the fire services request sight of it.
